Such exquisite surroundings and then paper cups in the room for tea and coffee was a real let down! The breakfast was very poor offered French toast with syrup but then told they had no syrup, overall the breakfast fell short of our other hotel in Tbilisi , the Glarros

The room layout and decor was exceptional, classy, we loved it! The whole interior of the hotel is beautiful! So tastefully thought out, artistic, creative and interesting!

The hotel is hardly accessible by car. A took a lot of time to wait for a taxi. The surrounding streets are too small. No chance for big cars.

The breakfast and the location were perfect for walking. The rooms are very modern and clean.

There was nothing negative really, I only want to offer as information for future visitors the following: I actually stayed in two different rooms, both on the third floor, one going to the back, one in the front facing the main street. I slept well in both of them, but the one to the front was much noisier, due to traffic, and I actually used ear plugs. Also, when there is a DJ on the roof terrace, one can hear the music.

Theory Hotel is a lovely, rather small hotel. The rooms are spacious and comfortable (e.g. very good matrass and choice of a soft and a somewhat harder pillow). The bathroom is excellent (I found the hairdryer only on the third day: there is a drawer under the sink, which is easily overlooked), and there is sufficient space in wardrobes. For the breakfast, there is a buffet and also choices from a menu (like eggs benedict, pancakes, etc.). We also had dinner once, which was also very good. The hotel features a marvelous roof terrace with a magnificent view (on some nights, there are DJs). All of this is great, but what we need too highlight is the staff, who were very friendly and helpful. Thanks to them, our stay was particularly enjoyable. For instance, they organized a tour to David Gareji for us. All of them were amazing, but we want to thank in particular Mancho and David from the reception, who were just lovely.

Breakfast area is poorly decorated and the breakfast buffet not worthy at all, it looks like staff canteen from 1990 ear or even older, food quality and variety is very poor

Dump smell in the room although it was an executive room, AC s poorly working was hot inside the room and we were not comfortable when we told the receptionist we have been told “yes we know it’s hot and AC can barely adapt to the weather”…..

Breakfast was below average Kitchen staff weren't cooperative , refused to provide warm orders due to their misunderstanding then , the other day they reduced the quantity of food saying it was a holiday , we were 10 guests , those who came in the last of the group had to eat breakfast in another restaurant.

They are no jym and swimming in this hotel. And the lobby is poor.

Some guests were drinking loudly on their balcony until 0400 keeping everyone else awake with the noise as the rooms aren’t very soundproof.

we were accused that we scratched the TV even though we did not even switch it on or touch it. for that they made us pay 400 usd which is not a proper way to solve a problem. I payed only because i was in a hurry to catch my flight
