The breakfast was very good. I like the building concept as each room has a exist door ( on the ground floor) we did not have to walk to the reception to packkup our luggages.

Booking.com double booked my stay so the host Harly and his wife were very kind to find me other accommodations in the city. He paid for that night for me and was helpful in bringing baggage in for me. I visited the place, saw that it looked comfortable but of course could not stay as Booking. Com had booked somebody else there, though I had booked and paid 3 months earlier. It was not Harley’s fault.

Mary is lovely and is keen to make your stay enjoyable! Her house is in a quiet neighbourhood outside of the main/downtown area of Kingston, but it's just off John A MacDonald, so it's only a 10min drive to the Penitentiary and another 5 into the downtown core. I was there a few nights and Mary insisted I couldn't have the same thing for breakfast every day (I normally just have toast). I was treated the first day to her excellent eggs (made the good ol' Irish way!) made just like my mom's and the second day I was greeted to the most enormous waffle I've ever seen - completely home made! Day 3 I needed to leave earlier than breakfast, but Mary made sure I had a few bottles of juice to take with me (so sweet)!
The guest rooms are in the basement (steep steps to get down). The open area of the basement contains a microwave, mini fridge, cups, glasses, towels and some toiletries - and even a shoe rack full of slippers for the cold bathroom tile floor! I was the sole guest for my stay, so I don't know about the other rooms but mine was spacious enough and the cable worked (which is all I really need when on a trip). The sheets and towels appeared clean enough, no bugs that I could see/feel!
I'd definitely recommend this place for a short term stay!
For travellers who enjoy beauty in the simple things, a bed and breakfast (B&B) is the perfect place for a getaway. Hosts welcome guests into their homes and provide a private room and complimentary breakfast. Bathrooms may be shared by other guests, and there is often shared space with the host.

Lovely Victorian House, large room with use of a small private garden. Fresh cookies on arrival, and a good breakfast included. Also a little pleasant surprise waiting in the Fridge. Quiet location, and only 5 mins walk to the centre of town. Check out Greco’s on Princess Street for dinner.
Note there was no TV, but as Canadian TV isn’t all that, no great loss :-)
Although not within walking distance of downtown Kingston, it was just a short 10 minute drive to city centre. The neighbourhood was quiet and when our entry code didn’t work on arrival, there was someone to assist us. The room was clean and the bed comfortable. It was also very nice to have a private bathroom. For the price, it was an excellent deal and we would definitely return.
The hotel was very clean, quiet and in excellent condition. The staff went above and beyond to make us feel comfortable. Breakfast was delicious and offered an unexpected variety of choices: scrambled eggs, toast, croissant, pastries, juices, yogurt, fresh fruit, coffee, tea...
The room we had was charming, quiet and well appointed. Bathroom had everything we needed. The public bus stop was nearby and accurate details were shared by the staff.
An incredibly charming, thoughtful place with a personal touch. Beautifully decorated and perfectly located within walking distance to shops/cafés/waterfront. Breakfast was probably the finest I had in a Canadian hotel/inn. A small but qualitative selection of fruit, pastries and savory options. Staff was lovely and made us feel very welcome. The other travelers were either very quiet or the house is generally not particularly noisy. A wonderful, memorable stay.
