Place is hard to find; my Satnav gave up, there hardly are street names, and I had to ask locals. Only minus point is that there is no toilet in the room. Everything else is +++ Staff is extremely friendly and helpful.

Nice location in Hythe. Parking at the property. Friendly owner who welcomed me on arrival. Clean room and en suite shower room. Kettle in n my room and fresh milk across the landing in the communal lounge and breakfast room.

Location great. Could do with a bit of TLC, some parts were a little grubby, the garden section is shared with the hosts which is something we haven't had before with this type of accommodation so we weren't entirely sure what parts we could use and what we couldn't. The bed is on the short side for tall people like myself so I wasn't able to fully stretch out. But on the whole it was decent value for money, the location was excellent. With a few improvements this place would get a full score. The hosts were very polite and helpful.

It was very nice to have free onsite parking and air conditioner. The free made to order breakfast was delicious as well. Judith was very kind and helpful. We did not hear any of the other guest in the home during our stay.

    Initially a little concerned at a detached bungalow in a residential area but the room facilities provided, everything you could need, the warmth of the host and the amazing breakfast proved me wrong. The best combination of a room hire and bed and breakfast.

    Quiet location set in a beautiful garden. High quality apartment with modern fittings and comfortable bed. Hosts were discrete but helpful. A bonus was being able to charge our electric car.

    So peaceful here and a great location to explore Kent. The little lodge is modern, chic and tasteful in a studio style. Don't buy any breakfast as ample is provided as is milk. Richard and Nathalie are attentive, friendly but also discreet hosts. The bed is very comfortable and the bathroom is beautiful.

    Great location next to the M20. Wonderful welcome by the reception - who were very helpful. Large room with a very comfy bed. The gym is very well equipped and pretty quiet first thing in the morning. Walkable to the Ashford Warren for a pleasant morning walk. All the food that I had was of a high standard.

    The breakfast was enormous ,she catered for everyone's needs and more. it was all fresh and cooked at the time of seating, whilst waiting to be cooked which wasn't long, we had fresh fruit, Greek yogurt and fruit yogurt, croissants toast marmalade etc to be getting on with, Debbie was an excellent host and very friendly nothing was too much trouble for her.

    A modern property, fitted and furnished to the highest specification. Quiet and quaint location. Excellent provisions for breakfast. Very helpful and welcoming host. Beautifully landscaped and plenty of bamboo too! We would be very happy to return for another couple of nights - there are many interesting places to visit nearby.

    superb location but the local roads are terrible . dark skies, friendly wildlife, great hosts. Only able to stay 5 days, eyes were moist when I left. want to go back If you are going for the fishing, the commons fight like demons! If you want peace and quiet its the right choice .. no children .... though the neighbours are occasionally rowdy great location visited Leeds Castle, Hythe and Canterbury .. all within an hours drive
