The two selling points of this hotel, in my opinion, are its location and the staff. The choice at breakfast was ok, the cold selections being very good and the warm selection being a "token gesture". However, the staff in the restaurant were first rate, friendly, cheerful and efficient. The staff on reception couldn't have been better. Again, friendly, cheerful, efficient and extremely helpful. The top floor and ground floor terraces are excellent and the bar service, perfect. They make one of the best Aperol Spritz in Venice!

What a marvel...but...don't even think of eating/getting coffee here unless you understand: coffee is c. 10Euro...but walk thru, peak in the windows, stroll around listening to the music, feel the ambiance and then hit the narrow walkways for real food (read reviews...touristy places can have awful food...there are plenty of great restaurants if you search)

Go early in the morning, or in the evening, to avoid tourist overcrowding. Learn when the two high tides are. Book St. Mark's Basilica and Doge's Palace and tours for early admission, and do so well in advance of your trip.

Very expensive to get coffee etc on the square itself be prepared to pay upward of 15 euro for a beverage and 25 euro for a cocktail in some cafes,but plenty of places cheaper nearby. I’d recommend going during carnival season as when everyone is wandering around in their costumes it’s like going back in time. The architecture is stunning. You can go inside the basilica and doges palace etc, admission fee approximately €15 per entry and the queues can be long so if it’s something you’re interested in perhaps pre book online to get a better deal and skip the line. The architecture is stunning with so many details everywhere you look but also the line of Murano glass chandeliers looks fab at night.

Just because something is popular doesn't mean it should be avoided. Just don't go during the most crowded times, and see for yourself why it became popular in the first place

The location was the first thing that attracted me to book it literallya 2 minute walk from Piazza San Marco. Secondary was the interior itself. An astounding apartment with classic looks merged with contemporary amenities. Would HIGHLY recommend this guest house, but please Ssshhhhh! Keep it to yourselves or it won't remain a hidden gem.
The apartment is so cute and cozy and the location is literally perfect, a 10-15 minute walk from Piazza San Marco. The host was so sweet and gave instructions how to get to the city as well as restaurant recommendations. A perfect stay!

Location: in a quiet alley, no noise, about 10 minutes from Piazza San Marco. It's only 1-2 minutes walking from Libreria Acqua Alta and a few more attractions. There's a bar nearby to have coffee, breakfast or a spritz, and a few eating options.
The little apartment was also very clean.
It was easy to collect the keys and the host was responsive via chat.
The single bed was reasonably comfortable.
I didn't use the kitchen facilities, but they were there.
Overall, it's an ok place to stay for a day or two.

The location is amazing, right on a piazza, with numerous restaurants and stores all around, literally at the doorstep. The Basilica is 3 minutes away, vaporetto, gondolas, Piazza San Marco, all 3 minutes away. Of the 4 apartments we used during this Italy trip, this Venice apartment was the best overall in terms of location, comfort, cleanliness, everything! There's a sofa in the kitchen too, what a great idea! Would highly recommend again and again :)

We loved everything. Our expectations were not high given the reviews, but the main thing that matters to us is the location. The hotel is 150m from piazza San Marco. Unbeatable. Lovely and warm staff, even recommended a gluten free restaurant that was amazing. This is the best quality-price deal ever. The room was clean, comfortable, with a beautiful view... the breakfast too was very nice, with options. Totally recommend this place!

Great place to stay, just a couple blocks from Rialto Bridge and 10min from Piazza San Marco. The hotel is very comfortable and clean. The staff also gave us a map of the city and was kind to warn us about possible pickpockets. It is in an old building, like most in Venice, and had lots of stairs, but it also gave some charm to the place.

We really enjoyed our stay! The apartment is in a perfect location - just 10 minutes on foot from Piazza San Marco and close to many other beautiful places in Venice.
The flat is very well equipped: it has everything you might need for a comfortable stay - a washing machine, oven, stove, dishwasher, hair dryer, and all the necessary kitchen utensils. The bed was incredibly comfortable with a great mattress we slept so well!
Overall, a wonderful place to stay for exploring Venice. Thank you for hosting us!
